I and my wife are half-owners of a three flat building with a coach house near Racine/Diversey. The front building has two three bedroom apartments and one two bedroom apartment. The coachhouse has two floors and a total of 8 rooms. Each apartment has one bathroom. There is no garage or parking. It is close to Agassiz school and in the Lincoln Park high school district.

Both buildmgs are old, have not been remodeled, but are fundamentally sound. The rents on the front building are $900, $1000, and $1030, and we in the coachhouse currently pay around $1,000 towards the mortgage. All apartments are currently rented.

We are forced to sell at this time because our partner in the building wants to get her money out. We, on the other hand, would like to stay as tenants in the coachhouse after a sale, for as long as possible.

The property is currently listed with a broker, so if you want to buy it, we will have to have you work with the broker, submit formal offers through her, and a real estate commission will have to be paid on the sale. The listing price is $750,000. There is already a $650,000 written offer on the table.

If you have any interest in this property and are willing to consider renting to us long term rather than gutting/renovating the coachhouse or tearing it down to build a garage, please contact me with your email and phone and we can talk in some detail. I will answer absolutely any question you have, honestly and frankly.

The front building would be a great place for someone to live who would like to live in Lakeview. It is two blocks from the Diversey L. It is also a great long term investment.

There are leases on the apartments in the front building Two expire March 31, 2012, and one expires June 30, 2012. I would like to offer the third floor and first floor tenants an opportunity to stay longer if at all possible. (Yes, as a landlord, I've been the kind of person who cares about their tenants rather than just viewing them as dollars). The third floor tenant has been there 24 years, so it really is his home, and he has been a wonderful friend and neighbor. The first floor tenants have two children in local schools, so making them move even before the school year is out would be cruel and shameful, in my personal opinion. They are also wonderful friends and neighbors.

/i am particularly interested in staying where I am because I am currently a disabled person, having suffered a stroke in November of 2008, and am currently in a wheelchair unable to walk but a few feet with a quad cane, as well as having a paralyzed right hand. My family of four has lived here over 20 years and it is our home. Moving would be very difficult and burdensome for a variety of reasons.

I am absolutely open to any and all proposals, including creative, unusual, or inventive ones. Our partner is primarily concerned with getting her money out, so any offer made would have to satisfy that.

Also, please be clear that we are not asking you to buy this, rent the coachhouse to us and do any big renovation job etc on the coachhouse to fix it up for us. You can leave it ptetty much as is, normal mainmtenance excepted.

Anyone helping to facilitate our staying in our home will have a friend for life.
